Which will cover the Agents promotional costs such as advertising, preparation of Particulars, advertising the property on all relevant portals, advising as to the rental value, board erection if necessary, the finding and vetting of potential Tenant(s), including referencing and Right to rent checks, obtaining (where instructed) any consents necessary to the proposed letting, giving guidance on compliance and statutory regulations, preparing our standard form of Tenancy Agreement and any relevant paperwork, stamping of the Counterpart, completing the necessary Statutory Notices under The Housing or Rent Acts, the obtaining of a deposit from the Tenant(s) against possible dilapidations, advising all Service Industries and Council Tax Office of the change in occupation..
MONTHLY FEE
The monthly commission is calculated as a percentage of the monthly rent. Rents will be paid to your Bank or Building Society Account, by way of Internet Banking which will be paid into your Account.
Commission at a rate of either
(a) 13% plus VAT (15.6% inclusive of VAT) of the rent collected will be deducted from each monthly payment, to include management of Rent and Legal Warranty. The rental warranty is payable every 12 months, in advance.
EXAMPLE @ 13% - If the monthly rent is £600 pcm the fee would be £78.00 plus VAT
(b) 11% plus VAT (13.2% inclusive of VAT) of the rent collected will be deducted from each monthly payment if Rent and Legal Warranty is NOT required.
EXAMPLE @ 11% - If the monthly rent is £600 pcm the fee would be £66.00 plus VAT
The agents will collect and remit the monthly rent received, deduct commission and any other works/payments, prepare and supply monthly statements.
If necessary we will chase any non-payment of rent and provide advice on rent arrears actions. We carry out 6-monthly property inspections and advise the landlord of the outcome. We will also deal with the arranging of repairs, and the serving of any required notices.
RE-LETTING FEE
In the event of the initial Tenant(s) terminating the Tenancy Agreement by Notice or the tenancy expires and the Agents are required to find another Tenant(s) a re-letting fee of £300.00 plus VAT (£360.00 inclusive of VAT) will be charged..
DISPUTE FEE
If the tenant disputes any claim against the deposit, a fee will be charged to cover the dispute compiling the relevant documents to support your claim. £100.00 plus VAT (£120.00 inclusive of VAT)
RENEWAL FEE
Renewal of the Tenancy with Existing Tenant(s) - The Agents will prepare a Memorandum extending the Agreement at a cost to the Landlord of £100.00 plus VAT (£120.00 inclusive of VAT).
NOTICE OF TERMINATION OF THE TENANCY
The Agents will be responsible for the serving of the appropriate Notices terminating the Agreement, normally after consultation with the Client(s). If tenant doesn’t vacate then a charge of £100 plus VAT (£120.00 inclusive of VAT) will be charged for preparing documents for your solicitor. A Charge of £150.00 plus VAT (£180.00 inclusive of VAT) will be charged for each Court Attendance.
MANAGEMENT TAKEOVER FEE
A fee of £250.00 plus VAT (£300.00) This fee is to be charged for a take over management service from your current letting agent and will cover a check of the current Tenancy Agreement and a new one if required, a property visit, a smoke alarm check, a compliance check and transfer of the deposit.
ADDITIONAL PROPERTY VISITS
Attending an additional visit in accordance with your instructions £50.00 +VAT (£60.00)
SMOKE / CARBON MONOXIDE ALARMS TESTING
To check smoke alarm and carbon monoxide alarm on Tenancy Commencement date a charge of £50.00 plus VAT (£60.00 inclusive of VAT) will be charged.
TERMINATION OF MANAGEMENT AGREEMENT
Either party may terminate this agreement with the effect from expiry of the tenancy or by serving on the other, ~ ONE months notice in writing with a charge of 50% of the final months rent being charged..
SALE OF PROPERTY TO TENANT IN OCCUPATION
In the event of a sale being agreed and completed to existing Tenant(s) in occupation, RUSSELL COPE will make a charge at the rate of 0.75% plus VAT of the sale price achieved.
